Start from the asset register, not the calendar
The register is the thing every other feature depends on: an asset with a location, an interval and somebody responsible. Software that lets you build a schedule without a register lets you build a schedule that quietly omits the plant nobody remembered, which is the plant that fails.
Make completing a visit the easy path
If marking a visit complete takes longer than writing it on a sheet, it will be written on a sheet, and the record will be a month behind by spring. The test in any demo is how long it takes an engineer standing in a plant room to record twelve checks and one defect.
Check what comes out, not just what goes in
The output is the point: a list of what was serviced in a period, with dates, against the assets. Ask to see that report before you buy, because a system that captures beautifully and reports badly leaves you back where you started when the question arrives.

What should property maintenance management software actually do? Hold the assets and their intervals, produce the month's due list from them, let a visit be completed against the asset, and report what was done over a period. Everything else is convenience around those four.
Is this a CMMS? No, and the distinction is worth keeping. A CMMS is built around work orders raised all day in an operational setting, usually with parts and stores. Ppmly is built around the planned visit and the proof it happened in a building.
